He angitūtanga: The opportunity
Auckland Council’s Resilience and Infrastructure – Property Unit has a Fixed Term Full-Time opportunity (till 24th December 2027) for a Commercial Property Manager to join the Property Management team.
This is a commercially focused role, responsible for managing a portfolio of income-generating assets and optimising performance through strong lease management, tenant engagement, and market insight.
You’ll take ownership of your portfolio, ensuring high occupancy, delivering rental growth through rent reviews, and identifying opportunities to enhance asset performance.
- Please note: Internally, this position is titled Property Manager. However, this role requires proven commercial property management experience and is not suited to residential property management backgrounds.
Day-to-day you could expect to work on:
- Managing a commercial property portfolio to optimise performance and occupancy
- Leading new lease negotiations, including renewals, rent reviews, assignments and arrears.
- Building and maintaining strong tenant and stakeholder relationships with strong Local Board involvement.
- Coordinating maintenance, compliance, and asset planning with internal teams
- Monitoring portfolio performance, reporting, and identifying value-add opportunities

This role requires demonstrated experience in commercial property management, with a strong understanding of lease structures, portfolio performance, and tenant management.
We will be looking for specific experience with:
- Commercial property portfolio management (essential)
- Lease negotiations, rent reviews, and contract management
- Strong financial acumen and understanding of asset performance
- Stakeholder and tenant relationship management – Local Board liaison advantageous
- A full, clean NZ driver’s licence is advantageous
